Our team is actively pursuing B & C class multifamily​ real estate properties in the Southeast. We prefer markets with a diversified economy and areas that have historic job and population growth, low crime, and have shown increasing household income.

Our strategy is to purchase stabilized assets with 90%+ occupancy in primary and secondary markets that have a value add component or other income drivers. We prefer workforce housing and not new construction, new developments, lease up, or student housing properties.

Value-add characteristics:

• Rent potential - upgrading interior units and exterior amenities 

• Under-market rents - 10%-15% below comparable properties

• Above market vacancy - submarkets with less than 10% vacancy
